The plots
What sizes of plot are there?
26 plots, from 1,039 to 4,552 sq.yd (868 to 3,806 sq.m), in four size groups: 15 compact plots, 3 mid-size, 5 large and 3 extra-large. Compare them all in the plot table.
Which industries can set up here?
The approved layout is for general industrial use, in the IN-I (small factory) category. Whether a particular process is allowed also depends on the Gujarat Pollution Control Board and on your building permission. Tell us what you make and we'll check it with you.
How much can I build on my plot?
FSI is 1.0, so your built-up area can be up to your plot's own area. The approved plan shows ground plus one floor on most plots and ground plus two on plots 1 and 2, with about half of each plot covered on the ground floor. Each plot also has its own loading and unloading area.
Can trucks get to every plot?
Yes. Every plot faces a 15 m or 12 m internal road with an RCC carriageway, and has a loading bay inside it.
Is there a high-tension line on the site?
Yes. A 440 kV line crosses the site diagonally. The approved layout keeps a building-control line on each side of it and places the common plots and parking beneath it. You can see the line on the plot plan, and we'll show you exactly where it runs on your site visit.
Approvals and buying
Is the land NA for industrial use?
Yes. The Collector, Surat granted NA permission for industrial use under Section 65 of the Gujarat Land Revenue Code: Order No. 438/22/02/044/2026, dated 6 February 2026, for the whole 53,696 sq.m. See the approvals.
Is the layout plan approved?
Yes, by the Town Planner, Surat. We can show you the approved layout and the NA order before you book.
Can I get a brochure?
Yes. Choose "Get the brochure" in the enquiry form and give your name and mobile number. We'll send the brochure, with the plan and the full plot schedule, on WhatsApp.
What is the price?
Prices are given on request, by plot. Ask on WhatsApp or call, and we'll send the price for the plots you're interested in.
How does buying a plot work?
Visit the park and choose your plot. We'll give you the price and show you the documents, and you agree the booking amount and payment schedule with us. The sale is completed by a registered sale deed, which records the exact measurements of your plot.
Can I buy with a bank loan?
Whether to lend is your bank's decision. We can give you copies of the documents banks usually ask for, such as the NA order and the approved layout.
Who owns the roads and common plots?
The plot owners. Under the NA order, the common plot and road land belong to the society or jointly to the plot holders, and the original landowner keeps no right over them.
Services
Is electricity available?
Yes. A DGVCL power line is brought to the park. You apply to DGVCL for your own connection and load.
Is there water and drainage?
Yes. A 150 mm water pipeline and drains run along the internal roads.
Is the park secure?
The park has a compound wall, one gate with security, CCTV cameras and street lights. See everything that's provided.
Visiting
When can I visit?
The site office at the park is open Monday to Saturday, 9 am to 6 pm. Let us know when you're coming, so we can show you round. Book a site visit.
How far is it from the highway and expressway?
About 2.5 km from NH-48 and 11 km by road from the Delhi–Mumbai Expressway (NE-4) at the Surat–Kim interchange. See the location.
